Most Realtors will use the Comparative Market Analysis (CMA) to value your home. We look at homes sold in the last six months that are within your neighborhood (generally within a mile from your home), are the same or similar style to your home and similar in size and features. Only three comparables are necessary but we will use more when available. We preview your home to note all of your homes features and condition. We also go to the town hall to gather pertinent information; such as square footage, lot size and any easements that may effect the value of your property. Once we have all of this information, we compare your home to the homes sold, making adjustments for features/condition, if necessary. After adjustments are made, we will take the average adjusted value and divide it by the number of comparables to come up with your market value.

It is recommended not to list your home much above the market value if you want to sell your home quickly and for the best possible price. By over-pricing, your home may take a lot longer to sell and by the time you are ready for a reduction to the market price, your home may be a "stale listing". This means that other Realtors and buyers wonder why it's been on the market for such a long time (is there something wrong with it?) and they tend to make lower offers feeling the seller is desperate at that point. Choose your list price wisely if you want to get an optimal price for your home.
